Key Responsibilities:
- Manage the annual financials: budgets, levies, accounts, and reserve funds
- Organise & conduct strata committee meetings, AGMs / EGMs, prepare minutes & reports
- Oversee maintenance, repairs & capital works of common property; engage contractors, obtain quotes, ensure proper execution
- Ensure compliance with strata legislation, by-laws and regulatory requirements; manage insurance policies and claims
- Handle dispute resolution: mediate between owners, resolve unit owner complaints, enforce by-laws
- Maintain accurate records, roll of lot owners / tenants, correspondence & statutory documentation
Requirements:
- Minimum of 3-5 years experience as a Strata Manager (or senior strata role) managing commercial / mixed-use / industrial strata schemes
- Demonstrated ability to manage larger portfolios, including financial oversight and contractor coordination
- Strong knowledge of NSW strata legislation, by-laws, insurance, financial reporting
- Excellent communication, negotiation, stakeholder management skills
- Ability to work autonomously, handle multiple strata sites, attend after hours AGMs / meetings
