Project Director – Newbuild, Fitout & Refurbishment Projects

The Role
As Project Director, you will lead the successful delivery of high-end newbuild, fitout, refurbishment projects across the commercial sector. 

You’ll provide strategic direction and hands-on leadership from pre-construction through to project completion, ensuring projects are delivered on time, within budget, and to an exceptional standard.

This role suits an experienced Construction Manager / Project Director / Preconstruction Director or Senior PM ready to step up and take full ownership of project outcomes.

Key Responsibilities
  • Client Relationships: Act as the primary point of contact for clients; maintain trusted, long-term partnerships and ensure expectations are met across time, cost, and quality.
  • Financial Performance: Oversee budgets, progress claims, forecasting, and margin management. Track costs and implement value management strategies to maximise profitability.
  • Project Delivery: Lead programming, procurement, risk mitigation, stakeholder management, and construction delivery across multiple live projects.
  • Safety & Compliance: Maintain full compliance with WHS and environmental management systems; ensure site safety, inductions, and emergency procedures are implemented and adhered to.
  • Team Leadership: Mentor and support Project Managers and site teams; drive performance and promote a strong delivery culture aligned to company values.
  • Contracts & Design Management: Manage head and subcontractor agreements, negotiate claims, oversee design coordination and ensure buildability.
  • Quality Control: Ensure defect-free handovers through rigorous QA/QC processes and contractor management.
Requirements
  • Formal qualifications in Construction, Engineering, Project Management, or a related discipline
  • Minimum 10 years’ experience in commercial fitout and refurbishment, with at least 5 in senior delivery roles
  • Strong understanding of head contract/subcontract management and procurement strategy
  • Proficient in MS Project, Excel, Word; experience in platforms such as Aconex, Procore, or Project Centre desirable
  • Proven leadership, negotiation, and mentoring skills
  • High level of commercial acumen, with the ability to identify risk and drive margin performance
  • Deep understanding of WHS, quality assurance, and environmental standards
